MARY’S PLAN TO MARKET YOUR HOME

 

 

 

Thank you for allowing me to present you with my marketing plan for your home.  As your realtor, it is my pleasure to act as your fiduciary in the sale of your home.

 

It is my job to expose your home to as many qualified buyers as possible.  In order to accomplish this, I market it to both the local real estate community, as well as directly to the public.  In your case, I would market particularly to the Oakland, Piedmont, and Berkeley, agents.  I invite these agents to the Broker’s open house (which will be held on  Thursday from 10:00 a.m. to 1:00 p.m.) in a trade publication for Realtors called the Ad Review.  The home is also advertised on the Multiple Listing Service, a database for Realtors.  For the public, I have a professionally created website with your address created, with this web address on marketing materials, on the for sale sign, and in the MLS listing.  I have a website, www.136592.com.myaasite.com, for which I pay a lot of money and which has had tens of thousands of views.  That site is a very good general information site for local real estate, and also features my listings.  In addition to the Thursday Open House for Brokers, I hold an open house for Prudential Agents on Tuesday morning for one hour.  I have a strong presence on Yahoo and Google.

 

In order to reach potential home buyers directly, I place a nice photo ad in the Montclairion newspaper, and ads are run in the Sunday SF Chronicle (this is the #1 place buyers look for homes here.)  I will hold Sunday open house(s) the first two Sundays, and then as needed until the home is sold.   Neighbors are welcome as they often have friends who want to live in the neighborhood.  I also make sure the house is available at any time for Realtors who wish to show your home to clients by having a secure lockbox on the front door. 

 

I will be photographing your home to use for marketing purposes.  I will make a color flyer for your home, which will be available at the house, and can be distributed to agents to remind them that the house is for sale.  I use a digital photograph to create a postcard which is mailed to let the people in the area know your home is for sale.  I will also be creating a virtual tour of your home to post on the internet.  Your home will be a featured home on my website, www.136592.com.myaasite.com , and the listing and virtual tour will also be available on www.prurealty.com and will be attached to the MLS information which is available at www.Realtor.com, www.trulia.com as well as other real estate search sites.

 

I recommend that we market your house as follows:

-Preparation, which includes obtaining pest inspection and home inspection reports.  Also, I will provide you with disclosures which need to be completed and which I copy and provide as part of the disclosure packet for your home.  Buyers need some general information on the home prior to putting in a purchase offer, which is why we advise obtaining a general home inspection and pest inspection.  It’s better for all of us to know up front any potential problems with the home which could cause an escrow to fail.  General Home Inspections are approximately $500 and pest inspections approximately $250.

-Marketing period, putting house on MLS, holding one to two open houses for brokers and two weekends of open houses for the public.  During this period, I also send out a professionally printed mailer to the area.

-Offer date: As the market has cooled considerably, I recommend setting a realistic offer price, and taking offers as they are submitted.  The game playing of offer dates is now hurting sellers, as buyers are pickier and will move on..

-Escrow,  I continually follow up with the buyers’ agent to keep the escrow moving forward toward a successful closing.

 

I will work closely with you, to keep you fully informed as to the progress of the marketing.  I will give you needed feedback I receive from other agents and prospective buyers.

 

Once we receive offer(s), we will discuss them in detail, and I will help guide you to your decisions in the negotiation of terms of the sale.    I will handle all of the necessary details with you, so that your transaction can be as stress-free as I can help make it.
